Most companies that test for mold also sell the cleanup. When the same firm writes the finding and quotes the repair, the finding is worth less — to an adjuster, to opposing counsel, to a judge. We classify results against the IICRC S520 standard rather than describing them in adjectives. Adjectives are arguable. A condition is a position you can defend.
Indoor spore levels and genera are consistent with the outdoor control. No amplification, no visible growth. This is what a passing clearance looks like.
Elevated settled spores or fragments without an active growth source — typically cross-contamination from an adjacent area. Cleaning is indicated; demolition usually is not.
Active fungal growth confirmed by sampling, visible colonization, or water damage indicator genera. Documented with the basis for the call stated in writing.

Credentials
Certifications are listed with their numbers so opposing counsel can verify them before deposition rather than during it.
Performs every inspection personally. Sampling, interpretation, and the written report come from the same person — there is no handoff between the field and the file.
Samples are analyzed by AIHA-LAP and A2LA accredited laboratories. Chain of custody and the full unedited laboratory report are attached to every assessment.
